Research services
Property research
built around your criteria.
A focused search, a closer look at a site or a dataset for your team. We agree the research around the acquisition decision you need to make.
Who we work with
For teams with a specific search.
Your market, proposed use and acquisition criteria shape the work.
We work with property buyers, investors and acquisition teams who need to investigate a defined opportunity or search area. Our focus is industrial outdoor storage and small-bay industrial property with yard space. We assess other briefs against the question involved and the availability of suitable sources.
The research can support a team entering a new market, an investor exploring a specific property type, or an adviser preparing an acquisition brief for a client.
Discovery & screening
Property discovery and screening
We research an agreed market and compare potential candidates with your criteria. The resulting property table explains why each candidate merits a closer look, why others were excluded and where the records leave a gap.
What you receive
- A property table with parcel identifiers and source references.
- The screening criteria, field definitions and source check dates.
- Exclusions, unresolved record matches and coverage gaps.
- A summary of candidates that warrant further investigation.
The screen identifies research candidates. Availability for sale and an owner’s willingness to transact require separate confirmation.
Property-level investigation
Individual property research
We bring the available records for a parcel or assembled site into one research note. This gives your team a clearer view of the recorded ownership, relevant site constraints and questions to resolve before progressing.
What you receive
- A property profile showing the parcels that make up the site, with source links.
- Recorded ownership and company information, including unresolved discrepancies.
- Zoning, flood-map and access observations within the agreed scope.
- Questions for the relevant authority or specialist, such as a surveyor, title professional or environmental consultant.
This is desktop research. Surveys, legal title opinions, appraisals and environmental assessments require the relevant professionals.
Data preparation & analysis
Bespoke property datasets
We organise fragmented public records into a dataset your team can review and use. Fields, definitions and quality checks are agreed at the outset, so the delivery fits your research requirements.
What you receive
- A spreadsheet or CSV with definitions for each field.
- Source references, retrieval dates and notes on how the data was prepared.
- Flags for duplicates, missing information and conflicting records.
- A handover explaining coverage and the limits of the data.
Each dataset reflects the sources available on its stated research date. Updates and ongoing monitoring can be discussed as part of a separate scope.
Example research brief
Three apparent matches.
Three different next steps.
This example shows how closer research changes the acquisition team’s priorities, even when the initial property records suggest a match.
Fictional example. The brief, candidates, figures, findings and actions below are invented. They illustrate the proposed service and do not describe real properties or completed client work.
01 / The acquisition brief
Small-bay industrial
with room for outdoor storage.
- Market
- One agreed US market
- Yard threshold
- At least 1.0 acre of potentially usable yard
- Proposed use
- Outdoor storage alongside the building
- Research question
- Which candidates deserve the acquisition team’s next round of work?

| Candidate | Apparent fit | Closer examination | Next step |
|---|---|---|---|
| Candidate A | A 2.6-acre industrial parcel appears to offer ample outside space. | The illustrative desktop estimate leaves 0.8 acres of potential yard after buildings and mapped constraints. | Deprioritise. Below the 1.0-acre brief on this estimate. Revisit if verified measurements change it. |
| Candidate B | A 3.1-acre parcel with an estimated 1.3 acres of potential yard. | An industrial classification appears in the record; permission for the proposed storage use is unconfirmed. | Hold for planning confirmation. Clarify the intended operation with the governing authority before progressing. |
| Candidate C | A 3.4-acre parcel with an estimated 1.5 acres of potential yard. | Recorded owner names differ across documents. The intended outreach contact remains unverified. | Resolve ownership before outreach. Reconcile the discrepancy before selecting whom to contact. |
All yard areas are fictional estimates, not measurements or confirmation of operational usability. The 1.0-acre threshold belongs to this example brief.
03 / The decision note
A clearer priority
for the next stage.
A falls below the yard threshold on the stated estimate. B’s proposed use needs an answer from the relevant authority. C needs further ownership research before outreach.
These findings direct the next stage of investigation. They do not confirm suitability for acquisition. Area and use checks remain open for C, and each candidate would still need the relevant site, planning and ownership verification.
Your handover
A comparison your team can act on.
- A spreadsheet of candidates and exclusions against the agreed brief.
- Source references, check dates and clear field definitions.
- A concise decision note explaining the findings and next checks.
The scope and depth of each delivery are agreed before the work starts.
Getting started
A clear scope
before you commission.
An initial conversation
We discuss your target market, acquisition criteria and the question you need the research to answer.
A proposal for the work
We assess source availability and propose the deliverables, fees and timing. A sample or paid scoping phase may be appropriate for a larger or less certain brief.
An agreed basis for delivery
You know what the work will cover and how it will be reviewed before it starts. Any expansion beyond that scope is agreed separately.
Fees are quoted for each brief, based on the market coverage, source availability and depth of investigation required.
